416-488 Malaga Road Affordable Housing Development, Oshawa, ON

SpruceLab is providing Landscape Architecture services for Durham Region’s affordable housing development project proposed at 416-488 Malaga Rd, Oshawa. This will be a mixed-use community with much needed new rental housing, apartments and townhouses set within a beautiful, forested backdrop. It will provide extensive opportunities for families and households with a range of incomes, making it a welcoming and diverse neighbourhood. We are working with mcCallumSather Architects, building upon the concept plan developed by Bousfields for Infrastructure Ontario as part of a redevelopment feasibility analysis for the site. The landscape design will include accessible indoor and outdoor common amenity spaces that will also serve the surrounding neighbourhood, and also focus on sustainability (e.g. green infrastructure, enhanced biodiversity, and urban heat reduction).  

The property is 4.7 acres and is located at the corner of Oxford St. and Malaga Rd., close to Cordova Valley Park and Community Centre. There will be 417 dwelling units; 33 stacked towns, and 384 apartments, with a 1.5 level underground parking structure. Dwelling units ranging in size from 1-bedroom to 5-bedrooms, rented as a mix of affordable and low market rates. Energy performance targets for the project are based on the Durham Standard, with a high-performance building envelope, fully electric service (to avoid combustion greenhouse gas emissions), and pre-fabrication construction techniques are being explored (such as mass timber structures).
